» Mix of private uses: hotel, retail, multi-family, residential, office and entertainment » Marina and boat slips » Civic space including a neighborhood and community center » Nature – based recreation

» Strong desire for traditional Floridian coastal architecture » Greenway connections and walkable streets » Small businesses and waterfront restaurants, sidewalks and board walks » High-end multi-family residential and waterfront activation
Development and Design Concepts should be guided by:
» Existing zoning » Uses and scale of development located at the edges of the site, particularly the existing neighborhood communities » Number of structured and street parking spaces should conform to current zoning requirements and support the site’s proposed mix of uses » Connectivity to the rest of the community, not exclusivity » Neighborhood connections to linear parks and along the South Spreader Canal » Human connectivity to environmental lands and Matlacha Pass
